A proposed housing development near the intersection of North Kickapoo Street and Garrett’s Lake Road in the North Rock Creek school district would add 556 new homes if approved by the City of Shawnee.
The developer is Ideal Homes and Neighborhoods based in Norman. A spokesperson for Ideal Homes confirmed the development would be on 144.99 acres.
According to drawings of the preliminary plat, the property proposed for the housing development does not include the land that currently houses a flea market on the northeast corner of the Kickapoo and Garett’s Lake Road intersection. The flea market is open a couple times of month during several months of the year.
The spokesperson said that purchase of the land is contingent on the development being approved by the city of Shawnee.
The preliminary plat application submitted by Ideal Homes indicates there are 556 lots to be developed. Asked if these will all be houses, the spokesperson replied, “Unless community amenities require us to repurpose homesites, all lots are to be developed into homes. The community will also include three stocked fishing ponds,” it was noted.
“Sizes of the homes will range from 1,000 to 2,400 square feet. Unfortunately, we will not know the price of homes until homes are closer to completion,” the spokesperson said.
The zoning being sought from the city of Shawnee is PUD, Planned Unit Development.
The spokesperson said the community will be developed in phases, noting, “with the first phase estimating six months for development before construction of homes can begin.
The community will be served with city sewer and water, the spokesman said.
Asked what the developer’s expectations from the city and county are concerning North Kickapoo which runs on the west side of the development and Garrett’s Lake Road which is on the south side, the spokesman replied, “We will work closely with both the city and county to develop an appropriately-engineered traffic plan.”
The spokesperson, when asked how quickly Ideal Homes plan to start with construction of the infrastructure, said, “Typically, within six months of the initial zoning approval we are able to break ground for the development.”
Within 12 months of the initial zoning approval, which would be six months after the development started, “typically we are able to begin construction of homes,” the spokesperson added.
