Growth continues in Chandler, with progress made on a new subdivision being built in city limits.
Called Chandler Meadows, the plat for phase one of the neighborhood recently received final approval from the City Council, meaning developer Rausch Coleman can move forward with filing the plat with the county, according to City Manager Jason Orr.
Phase one has 59 lots, though the subdivision will ultimately have 240. Orr speculated it could take a decade or so to build all of the homes. Rausch Coleman plans to build in phases, though the number of lots will vary per stage.
“There’s a lot to still go through. They have to get all their excavation done, and then they have to install improvements, the sewer and the water,” Orr said. “I’m not sure when exactly that’s going to be, but they’re making some really good progress. So it’s going to be pretty soon.”Orr also said that he imagines all the services in the area will be underground, though the placement of electricity lines will come down to a decision by OG&E.
Chandler Meadows is located in the eastern part of town, between Sandy Lane and Meadow Lane. Orr said that as part of the deal, the developer will improve Sandy Lane as well. It’s not an official city street even though the city has helped to maintain it. It will be upgraded to city standards and be paved, which will also benefit nearby commercial businesses.
The final neighborhood will include an open common area in the middle, which will have a pond, Orr explained during the City Council meeting, and sidewalks. It will also have a homeowners association, according to city ordinances.
Traffic devices are expected to be installed in the area to accommodate the influx in traffic. Orr suggested in the meeting possibly putting traffic signals at Sandy Lane with more closer to the Interpretive Center and Walmart.
A look at Rausch Coleman’s website showed subdivisions they built or are building in Perkins and Stillwater are made up of three- to four-bedroom homes. They range in size from 1,012 to 2,065 square feet. Homes available for sale in Perkins ranged in price from $177,400 to $220,400, while two subdivisions in Stillwater had homes available for $193,900 to $254,900.
However, they did not respond to inquiries by The Lincoln County News about the size and price of homes in Chandler Meadows by deadline.
Orr said Chandler has been growing at a steady pace that warrants the new subdivision, with anticipated growth focused on the east side of town toward Walmart.
“These businesses that have been calling and inquiring about coming to town, they all want to be over there,” he said. “They want to be right there next to Walmart because they see that’s where the future growth is going to be happening.”
Orr continued that while Chandler isn’t one of the fastest-growing communities in Oklahoma, it should anticipate a lot of growth moving forward. Obviously, there must be a demand for new housing if developers are coming in and purchasing and developing these large subdivisions.
“That one subdivision alone is going to add anywhere from 800 to 1,200 people to the community,” he said.
There is another 150 acres directly north of Chandler Meadows that is under contract as well, according to the city manager. While there isn’t currently a final plan, it’s expected it will be used for another subdivision.
